Service charge & ILP (shared estates)

In gated clusters, monthly common-area fees may cover security, roads, clubhouses, or drainage—separate from rent.

Some villas sit inside estates with a management body. Beyond rent, owners or tenants pay a service charge or ILP (infrastructure/landscaping/maintenance) fee proportionate to plot or unit share.

Before signing, ask for the latest budget, historical fee changes, and what happens if an owner defaults—shared costs can shift to remaining members.
