Notary (Notaris)
Indonesian notaries are public officials who draft authentic deeds (including many land transfers)—not the same role as in some Western countries.
A Notaris in Indonesia is a state-appointed official with authority to issue aktas (authentic deeds). Land transfers, company acts, and many security instruments run through notaries.
For property, the notary typically checks basic title suitability, handles transfer tax workflow with authorities, and formalizes what the parties agreed—assuming information supplied is complete.
You still need your own lawyer/due diligence on facts the notary does not independently audit (physical condition, rental history, commercial warranties).
