ITR (Informasi Tata Ruang)
A local spatial planning document showing what a plot can legally be used for, making it the first zoning check before any Bali property deal.
ITR (Informasi Tata Ruang) is a spatial planning document issued by local government. In plain language, it tells you what a specific plot is meant for under current planning rules: residential, commercial, tourism, agricultural protection, green belt, and so on.
For Bali real estate, checking the ITR is one of the first mandatory due-diligence steps. It helps answer the most basic question: can this land legally support the use being marketed to you?
Do not rely only on agent statements, map pins, or neighboring villas. A beautiful plot without the right spatial use can create permit, financing, resale, or enforcement risk later.
