IMB

The key building permit framework in Indonesia (transitioned from IMB toward PBG). It defines legal building use and is critical for risk control.

IMB (Izin Mendirikan Bangunan) was the classic building permit in Indonesia. New regulation has shifted this framework toward PBG (Persetujuan Bangunan Gedung), but in Bali transactions both terms still appear side by side because many properties were approved under older rules.

This permit chain is crucial because it helps confirm what the building is legally allowed to be used for (for example, private residence versus commercial accommodation). A villa without valid permit history can face fines, operational blocks, or major friction with local authorities.

Practical due diligence is not just “IMB yes/no.” Check permit consistency with zoning, actual built form, and intended use model (long-term rent, short-term tourism, owner occupancy). A qualified notary and technical advisor should verify the full paper trail before payment.
