A buffer zone is a strip of land or an unbuilt plot controlled around a villa to keep future construction away from sightlines, noise paths, and guest privacy.
It is sometimes described as environmental insurance: you are buying not only the built villa but also breathing room in front of a rice field or jungle edge. Confirm how the buffer is secured—lease term, access rights, and whether a third party still owns the underlying land.
