Green Zone

Protected agricultural or conservation land where construction is restricted; high compliance and demolition risk if a villa sits on the wrong zoning.

The Green Zone refers to protected agricultural or conservation land where construction is strictly limited or prohibited under Indonesian spatial planning. On maps and permits the label is often Jalur Hijau. In and around Ubud, marketing rarely spells this out—but a wrong classification can mean enforcement, disputes, or loss of the structure.

Buying or long-term renting on land that is not aligned with the approved use carries a real risk that improvements could be challenged. Always verify zoning and the chain of permits (including how current regulations like ITR / spatial plans are applied locally) before you commit—not only the agent’s map pin.

This entry is orientation, not legal advice; use a qualified notary and, where needed, a zoning or land-use specialist for your specific plot.
