Expected or realised increase in a property’s value—often cited in high-demand Ubud micro-markets where scarcity and tourism drive pricing.
Capital gain is the projected or actual rise in a property’s market value over time. In high-demand pockets such as Sayan, Penestanan, or Tegallalang, limited land and strong international interest have sometimes produced headline annual appreciation figures in the 10–20% range.
Past performance is not a guarantee: zoning, access, infrastructure, and macro cycles all matter. Treat “capital gain” marketing as a scenario to stress-test, not a promise.
